OWNER RESERVES THE RIGHT TO REMOVER OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. OWNER RESERVES THE RIGHT TO REFUSE ANYONE. IF YOUR RESERVATION EXPIRES AND YOU DO NOT VACATE THE PROPERTY, YOUR VEHICLE(S) WILL BE TOWED AT YOUR EXPENSE.
ABSOLOUTELY NO REFUNDS: No refunds will be provided under any circumstances, all reservations are paid in advance.
QUIET TIME: 10 p.m. / 7 a.m. – please be considerate of others. No loud music during this time, no loud vehicles/motorcycles.
CHECK-OUT TIME IS 12:00 P.M.: Due to previous reservations, if you plan on staying longer, the earlier you re-register, the better your chance of keeping your site.
CHECK-IN TIME IS 1:00 PM: For Airbnb and Rental RV's Check-in time is 3pm.
SPEED LIMIT: Please observe a speed limit of no more than 10 mph.
SEWER: Sewer connection – a positive sewer seal at both ends of sewer hose is required. Texas law requires that a sewer hose must be fastened using a connector or a rubber donut.
CHILDREN: We want the children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. Please use good judgement if you decide to leave your children at the park when you are gone. We are not responsible for their safety or welfare. You are liable for their behavior.
PETS: Please maintain control of your pets. Owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. The same rules apply for cats as for dogs. Cats are inside pets only. If outside, they must be on a leash with the owner at all times. These rules are for health reasons as well as respect for others. NO AGGRESSIVE DOGS ARE ALLOWED IN THE PARK.
TRASH: Dumpster located in the park is for personal trash only. All garbage must be bagged & tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by Owners. Washing vehicles in the park is prohibited, however; keeping your RV clean and in good repair is required.
NO FIREWORKS ALLOWED. NO OPEN FIREARMS DISPLAYED. NO FIRES ALLOWED ON THE PROPERTY (Propane fire pits or tables are allowed)
PARKING: Three vehicles only per RV space if your space is large enough. Please park vehicles parallel to your RV out of the main drives.
CLOTHES LINES ARE NOT ALLOWED. ELECTRIC SPACE HEATERS ARE NOT ALLOWED. NO CHEATER BOXES OR PIGTAILS ALLOWED. Lostkey RV Park is not responsible for any electrical components on RV’s.
CONDUCT: Disorderly conduct, drunkenness, illegal drugs, shooting guns, obscene language, obnoxious, disruptive, or vulgar behavior will not be tolerated. They will be reason for immediate eviction without refund.
DRUGS: Illegal drugs of any form are prohibited on the property of Lostkey RV Park. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify the owner immediately. Any information reported will be strictly confidential.
LIABILITY: All park facilities and equipment in the park is intended for the convenience of the guests. Any and all persons using the facilities do so at THEIR OWN RISK and consent. The park Owner is NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park.
ALTERATOINS: No alterations of the park are allowed (with the exception of temporary fences for dogs that may be easily removed). Property maintenance (tree trimming, stump removal, mowing, etc.) are solely the responsibility of the Owner.
These rules are for health, cleanliness, legality, and welfare of all.
1. Cost of Accommodations:
-Monthly: $500 /monthly (Plus Electric) for RV spot(s). Guest shall pay reservations, in advance, at the monthly rate specified above. A NON-REUNDABLE deposit will be required to hold the space in the amount of $250. Simultaneous with the execution of this Agreement, Guest shall pay pro rata fee for any initial fraction of a month together with any security deposit. Thereafter, Guest shall pay reservation in full on the 1st day of each month. All charges shall be paid in advance, without deduction or offset of any form. A late charge may be assessed by owner in the amount of $10/day whenever the reservation is paid more than five (5) days past due. A check return charge may be assessed by owner in the amount of $35.00 whenever a check for rent or any other charge is returned unpaid from a bank or financial institution.
-Weekly: $199.50/week for RV spot(s). Guest shall pay reservations, in advance, at the weekly rate specified.
-Daily: $45.00 for RV spot(s). Guest shall pay reservations, in advance, at the daily rate specified. If the duration of the stay exceeds 7 days, the weekly rate will be applied to the reservation.

2. Utilities/Cleaning: Guest shall pay for all electricity, cable, and other utilities supplied. If space is found to be unclean or animal waste is left, a fee of $75/hr will be billed to Guest.
3. Assignment and Subletting: Guest shall not sublet the RV spots, or any part of the Premises, or assign this agreement without Owner’s prior, express, and written consent.
4. Maintenance and Redelivery of RV Spot: Guest shall always keep and maintain the RV Spot in a clean and sanitary condition, and on the expiration or earlier termination of the nonexclusive license shall surrender the RV Spot to Owner in as good condition as when received, ordinary wear and tear and damage by the elements expected.
5. INSURANCE: Guest agrees to have the RV covered by a full insurance package. Guest agrees to release and discharge Owner from any and all responsibility or liability for injury (including death), loss or damage to persons or property in connection with Guest’s RV facility. This release and discharge shall cover without limitation any loss or damage resulting from Owner’s employees parking or hauling Guest’s RV, vandalism, theft, fire, hail, high/low water, wind, collision, ice, rain or any other act of God.
6. Indemnification: Guest shall indemnify, defend, and hold Owner harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from Guest’s use of the RV Spot or from any activity permitted by Guest in or about the RV Spot unless caused by the gross negligence or willful misconduct of Owner. Guest shall further indemnify, defend, and hold Owner harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Guest and from and against any and all costs, reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim. In case any action or proceeding shall be brought against Owner by reason of any such claim, Guest, on notice from Owner, shall defend it at Guest’s expense by counsel approved in writing by Owner.
7. Mandatory Arbitration: Any dispute under this agreement shall be required to be resolved by binding arbitration of the parties hereto. If the parties cannot agree on an arbitrator, each party shall select one arbitrator and both arbitrators shall then select a third. The third arbitrator so selected shall arbitrate said dispute. The arbitration shall be governed by the rules of the American Arbitration Association then in force and effect.
8. Governing Law: This agreement shall be governed by, construed, and enforced in accordance with the laws of the state of Texas.
9. Waivers: Waiver by Owner of any breach of any covenant or duty of Guest under this agreement is not a waiver of a breach of any other covenant or duty of Guest, or of any subsequent breach of the same covenant or duty.
10. Counterparts: If this agreement is executed in multiple counterparts, all counterparts taken together constitute this agreement. Copies of signatures to this agreement are effective as original signatures.
11. Innkeeper-Guest Relationship: We operate under hotel laws in the State of Texas. This means that we have a guest or licensee relationship. This relationship can be terminated at any time for any reason. This may result in the removal of your property from the park (at your expense).
12. Default: Any failure by Guest to pay reservation or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of Owner, promptly terminate this licensee relationship and forfeit all rights of Guest under this agreement. If the reservation is not paid by the 15th day of the month, Owner shall have the right to tow away (at the Guest’s expense) any RV, motor vehicle from Owner’s property.
13. Abandonment: If Guest abandons any property (personal, vehicles, RV, etc), Owner will make every effort to contact Guest to pickup/retrieve personal property. Guests will be given 180 days to retrieve personal property, vehicles, RV, etc. After the period of 180 days, the Owner will take possession of any abandoned items.
14. Breach of Contract: By accepting this agreement Guest agrees to follow all rules set forth in this agreement. Any breach of this contract will result in immediate removal from the park. Additionally, fees may be applicable to Guest should they fail to follow rules set forth below in this agreement or fail to maintain reasonable cleanliness of the space.
